Your listings are not your marketing
A buyer looking for a house does not start on an agency website. They start on a portal, because the portal has every property and you have a fraction of them. You will not out-index Rightmove, Zoopla, Zillow, or realestate.com.au, and any strategy that requires you to is a waste of a year.
Which means the honest version of the question is not "how do we get more buyers". Buyers arrive attached to listings. The question is how do we get more listings, because the vendor is the customer whose decision you can actually influence.

The vendor decision is local, personal, and evidence led
Someone deciding who sells their house does three things: they ask a neighbour, they look at what has sold nearby and who sold it, and they check the agent online.
So the marketing that matters is the marketing that shows up in those three moments.
Sold evidence, by street. Not a testimonial carousel. Actual sold prices, times to sale, and how close to asking. This is the only proof a vendor cares about, and publishing it is unusual enough to be a differentiator.
Area authority. Pages about the specific streets, schools, transport, and price movements in a defined patch. A vendor in a particular postcode wants the agent who obviously knows that postcode, and area content is the cheapest way to demonstrate it. It also happens to be one of the few property searches where clicks still leave Google.
A face. Property is sold by people. An agency site with no named humans is asking a vendor to hand over their largest asset to a logo.
Valuation is the offer, so treat it like one
The instant valuation tool is the standard lead magnet in this category and most implementations are terrible: they either give a number so vague it damages trust, or they withhold everything until a form is filled.
The version that works gives something real immediately, then offers the human follow up as an upgrade rather than a toll gate. Given most B2C and B2B buyers now prefer to self serve first, a gate placed too early costs more leads than it captures.
Then respond fast. A valuation request is a person actively deciding to sell in the next few weeks, and they have almost certainly requested two or three. The five minute rule has no more literal application than this.
The overseas buyer is a separate business
For developers and agencies selling into a diaspora market, none of the above applies in the same way. The buyer is not local, cannot visit easily, and is being asked to commit serious money to a property in another country.
That job is about closing distance and proving legitimacy: in person events in the buyer's city, a single accountable contact, and a response channel the audience already lives in. When we ran a year of campaigns for a developer selling Islamabad property to buyers in the UK, the mechanic that carried it was a roadshow calendar with the same WhatsApp number on every asset, not glossy renders.
If you sell to a diaspora audience, WhatsApp is not a channel, it is the default.
What to stop spending on
Boosting listing posts. You are paying to show a property to people who are not moving, in order to sell it to the one who is, when the portal already reaches them.
Branded merchandise and sponsorship without a mechanism. Sponsoring the local team builds recognition, which is real, but only if the name is attached to something the audience can act on later.
Awards badges above the fold. Vendors do not know what most industry awards mean. Sold evidence outperforms every badge.
